Your Association Dues

Each year, homeowners in Terrabrook and Stoneybrook receive an invoice from the Homeowner's Association - named Painted Tree Swim & Racquet Association - for upcoming annual dues.   Why do you get this invoice?  

The neighborhood Homeowner's Association, or HOA, protects and maintains the community property for the entire neighborhood.   This includes the neighborhood entryways, pool, tennis courts and all common areas.   The yearly dues schedule was established through the Constitution and By-Laws of the Painted Tree Swim & Racquet Association to fund the maintenance and protection of the property and its value.

It is every homeowner's responsibility to pay dues that go directly to the upkeep and improvement of the common area, as determined by the HOA.   Dues are assessed once a year and are to be paid in full by May of each year.   Failure to do so will result in accrual of finance charges until the balance is paid.   The HOA has a legal right to take action against any homeowner whose balance remains unpaid and accrues to a certain level – legal action may include property liens and even foreclosure.

The HOA, comprised of each Homeowner, annually elects Board Members.   The Board Members volunteer their time and efforts for the betterment of the neighborhood.

Annual Dues

Our dues 2012 annual dues are $293.00.
Dues may be paid in two installments:

  • $146.50 due by January 30 and
  • $146.50 due by April 30


Payments may be made by Electronic Check, or Check by Mail made out to:

*Please note - there is a $5 processing fee for all Electronic Checks.

The following is just a small part of what dues go towards:

  • Lawn and landscape maintenance
  • Electric bills
  • Pool contract with Carolina Pool Management
  • Communications
  • Tennis court maintenance
  • Social events
  • Smile!
  • Insurance
  • Club house maintenance
  • Maintain neighborhood entryways
